Milestone inspections, structural integrity reserve studies and the assessments that follow all rest on somebody's assessment of physical condition. Boards routinely see a scope and a price with very little independent record of what is actually up there.

Does this satisfy the milestone inspection requirement?
No, and we would not claim otherwise. Milestone inspections in Florida are performed by a licensed engineer or architect. What we provide is documentation that supports that professional and gives the association its own record. Confirm requirements with your engineer and counsel.
Is it worth doing before hurricane season?
It is the most common reason associations call us. Documenting condition before a storm is what makes a post storm claim provable. After the fact, everyone is arguing about what the roof looked like in June.
Do you need to access units or the roof?
No. Aerial capture is flown from the air and needs no interior or roof access. If the scope extends to garages or interiors, that is terrestrial scanning and we coordinate it with management.
How disruptive is it to residents and guests?
Very little. A flight is a few hours on site. We coordinate timing with management and stay clear of pool decks and amenity areas during peak use.
Can our engineer or contractor use the data directly?
Yes, and they usually want it. We deliver in the formats their software reads, and the association keeps the file regardless of which vendor is working on the building this year.
